HangReport gives independent landlords a straightforward way to document rental unit conditions using a familiar door board layout instead of complicated property software. The entire app works offline, so you can record move-in, move-out, and mid-lease walkthrough notes right at the property without needing a connection. Your main workspace is the Board tab, which shows open and urgent inspection counts as simple brass plates and lists your three most recent sheets. Tapping the New Walkthrough action instantly opens the Capture tab, where you fill in the property address, inspection date, condition status, and any short notes about cracks, stains, fixtures, or missing items. Each saved inspection sheet appears as a die-cut door hanger with a colored band that makes the condition immediately visible: soft teal for Clear, amber for Needs Attention, and coral for Urgent. The Log tab keeps a searchable list of every inspection sheet sorted by the most recent date, and tapping any row loads that sheet back into Capture for updates. When you need to focus on items that require action, the Urgent tab automatically filters the list to show only sheets marked Urgent or Needs Attention. All your inspection data stays stored locally on your device, keeping your property records private and accessible without accounts or cloud services. The form uses large touch targets and a single-column layout that is easy to operate while walking through a unit.
